INVESTMENT OPTIONS

Low risk, simple investing:

Investors deploy funds for a set period of time for a fixed rate of return. After the agreed period has elapsed they get their initial investment and agree interest payment. Simple and straightforward.

Greater returns and a higher level of risk:

We find and manage the opportunity; our investors provide the investment. We enter into a joint venture (JV), via a limited company, and share all the risk and profits 50/50.

Both options are formalised by relevant legal documentation ensuring all parties are clear on their obligations and entitlements.

This property, located near the main transport links, had an unusually large GFA (gross floor area) compared to others in the area, making it perfect for adding value. We converted it into an HMO (House in Multiple Occupation), increasing the number of rooms and boosting its valuation. This enabled us to repay the investment with interest, as well as recoup a large amount our own investment. The remaining capital will be recycled during the next refinancing opportunity.

Property 2: Bolton, Greater Manchester

  • Purchase Price & Renovation Costs: £232K

  • Investor Funds Required (including interest returned): £200K

  • End Value After Renovation: £340K

  • Refinance Amount: £255K

  • Investor’s Money Returned with Interest: 100%

 

This property, located near the town centre, university, and local hospital, offered great potential due to its below-market purchase price, layout, and the low cost of reconfiguring the internal walls. We converted it into an HMO, increasing the number of rooms and boosting its valuation, which enabled us to repay the initial investment and interest ahead of schedule.
